Information For Tenants.

The details below are for your guidance only, they may change depending on our client’s instructions.

Applying For A Tenancy: Having viewed and selected a property, you are required to complete an Application For Tenancy form and pay a holding deposit in order to remove the property from our availability list. Acceptance of your application is subject to Landlords approval and receipt of satisfactory references, credit checks, and required documentation (see below). Completion of the Application For Tenancy form does not oblige the Landlord to Let, or create or constitute a Tenancy Agreement between the Tenant & Landlord or Landlords Agent.

References: We will pass your personal information to a referencing company and will require you to complete a referencing application for tenancy, which will ask you to provide details of your current address, existing Landlord if appropriate, employer or accountant and bank details. You will need to supply acceptable forms of identification & proof of address. All occupiers over the age of 18 will have to prove they have the Right to Rent in the UK. UK applicants may provide a passport or driving license accompanied by a birth certificate. Passports will be required for all non-UK applicants and those from outside the EU will require valid and current visas and work permits. These documents will need to be presented in person to our offices in Woking for verification. For more information please search “Right to Rent” at www.gov.uk. Credit checking normally takes up to five working days. When filling out the referencing application please supply as many email addresses, telephone and fax numbers as possible for referees as this will help to speed up the process. Tenancy Deposit: A tenancy deposit is required prior to taking occupation of the property. For rents under £50,000 per year it’s the equivalent of five weeks rent. For rents over £50,000 per year it’s the equivalent of six weeks rent. If Manners Residential hold the tenancy deposit we do so under the terms of the TDS.
Paying The Tenancy Deposit and First Month’s Rent: Prior to handing over the keys for the property you will need to pay the tenancy deposit and first month’s rent either by an online transfer, a banker’s draft or a building society cheque. This payment must be received in cleared funds no later than five working days prior to the start of your tenancy. Personal cheques or cash will not be accepted.

Taking Occupation: Occupation of your property must take place before 3pm on a weekday and before 11am on a Saturday unless by prior arrangement with Manners Residential. You will need to come to our Woking office to collect keys.
Five working days prior to you taking possession of the property we must have completed references, acceptable forms of identification & proof of address, a signed tenancy agreement and the first month’s rent & tenancy deposit paid in cleared funds.
Tenancy Agreement: Please note all tenants and guarantors named on the Tenancy Agreement must sign the necessary documentation before the commencement of the Tenancy and the handover of keys.

Paying Your Rent: Rent is payable monthly in advance, the first month’s rent must be paid by an online transfer, a banker’s draft or a building society cheque as above, thereafter by standing order.

Check in – Check out Procedures: The Inventory check in will be carried out in your absence normally the day before the commencement of the Tenancy. The keys will be handed over to you on the day your tenancy starts along with the utility suppliers and information as to who manages the property. The inventory will then be sent to you. We advise that you carefully check the inventory, as this document will be used at the end of the tenancy when the inventory clerk returns to the property to carry out the check out.

Insurance: The Landlords Insurance does not cover your possessions: You are strongly advised to take out your own Contents Insurance to cover your possessions.
